A net-zero campus for operational excellence
The OUC St. Cloud Operations and Maintenance Center is a 24-acre, net-zero energy campus designed to embody resilience, sustainability and community impact. Phase 1 includes mission-critical infrastructure—from fleet maintenance and fueling facilities to employee training, fitness areas and an arrivals structure known as the “Energy Pavilion.” Each element contributes to a cohesive ecosystem that supports customers, uplifts the surrounding community and promotes employee well-being.
Holistic design for health and efficiency
Every design decision was guided by an integrative approach. Cross-disciplinary workshops led to strategies that optimized HVAC systems, lighting and controls to reduce energy demand while maintaining high performance. The campus is a demonstration of whole-system thinking, balancing energy efficiency with occupant health. Touchless technologies, antimicrobial materials and layered HVAC responses create a safe and adaptable environment.
Promoting movement and wellness by design
Beyond technical performance, the design emphasizes active wellness. Open stair loops, flexible workspaces and fitness-friendly features encourage daily movement and interaction. The campus operates as more than just a workplace—it’s a living system that fosters purpose, adaptability and innovation.
